Today we are rolling out four AI-powered features inside HomeOwner Guardian, making it the first Australian construction monitoring app with built-in artificial intelligence.
These tools are designed to do one thing: give you the knowledge of a building consultant without the $800-per-visit price tag.

1. AI Defect Descriptions
Spotted a crack in your slab but don't know how to describe it? Click AI Assist when logging a defect and the AI will rewrite your plain-English note into a professional, NCC-referenced description — complete with severity rating and recommended next steps.
Instead of telling your builder "there's a crack in the concrete", you hand them: "Hairline crack (approx 0.3mm) observed in ground-floor slab, potentially indicating early-age shrinkage. Recommend monitoring per AS 2870 Clause 5.4."
2. AI Stage Advisor
Every construction stage has critical checkpoints that most homeowners don't know about. The AI Stage Advisor gives you a tailored briefing for your current stage and state — what to watch for, which documents to collect, common builder mistakes, and payment guidance.
It pulls from the National Construction Code, Australian Standards, and state-specific regulations so you don't have to read 400 pages of legislation yourself.
3. AI Builder Risk Check
Thinking about hiring a builder? Enter their company name and ABN, and Guardian's AI generates a risk assessment based on publicly available data — licence status, insurance, complaint history, and red flags to watch for in contracts.
4. Guardian Chat
Have a question about your build? Open Guardian Chat and ask anything. The AI has full context of your project — your stages, defects, variations, and inspections — so it can give specific, actionable advice rather than generic answers.
"My builder wants me to pay the frame stage before the engineer has signed off. What should I do?" — Guardian Chat knows your exact stage and will tell you exactly what your contract and state legislation say about this.
How We Built It
Guardian's AI runs on Google Gemini, chosen for its speed, accuracy with Australian construction terminology, and ability to return structured data (not just free text). Every response is validated against a strict schema so the AI can never hallucinate a fake Australian Standard number or invent a regulation that doesn't exist.
Privacy and Security
Your project data stays in your Supabase database. The AI only sees the minimum context needed to answer your question — your current stage, state, and the specific defect or query. We never send your personal details, photos, or financial information to the AI model.
