Pre-Plasterboard Inspection: The Most Critical Stage of Your Build

The pre-plasterboard inspection is arguably the single most important checkpoint in your entire build. Once the plasterboard goes up, everything behind it โ€” insulation, wiring, plumbing, fire barriers โ€” is sealed away forever. If something's wrong, you won't know until it's too late.

Why This Stage Matters So Much

This is your last chance to verify that:

  • Ceiling batts and wall insulation are correctly installed
  • Electrical wiring is properly routed and clipped
  • Plumbing pipes are secured and pressure-tested
  • Fire and acoustic barriers are in place
  • Sarking (reflective foil) is installed where specified
  • Window and door frames are correctly positioned and braced

What to Check: Insulation

Missing or poorly installed insulation is one of the most common defects in Australian homes. Check:

  • Ceiling batts: Must cover the entire ceiling area with no gaps. R-values should match your NatHERS specifications (typically R4.0โ€“R6.0 for ceilings)
  • Wall batts: Must fit snugly between studs with no compression, sagging, or gaps
  • Gaps around penetrations: Insulation must be cut and fitted around pipes, wires, and ducts โ€” not stuffed or compressed

What to Check: Electrical

  • All power point and light switch locations match the electrical plan
  • Cables are properly clipped and not resting on insulation batts
  • Smoke alarm locations comply with AS 3786
  • Exhaust fan ducting is connected and routed correctly

What to Check: Plumbing

  • Hot and cold water pipes are in the correct positions
  • Pipes are properly insulated where specified
  • No visible leaks at joints
  • Pressure test certificate has been issued

What to Check: Fire Safety

  • Fire-rated walls have the correct number of plasterboard layers
  • Fire collars are installed around penetrations through fire walls
  • Gaps around services are properly sealed

How to Document Your Inspection

Take photos of every wall and ceiling cavity before plasterboard is installed. Label each photo with the room name and what you're documenting. This evidence is critical if defects emerge later.
